Building a home is a major investment, perhaps the greatest a person will undertake in their life. For this reason, it’s crucial to protect this investment in a smart and thorough manner. Homeowner’s insurance is a good start, but for new homes, it is common practice also to have the home covered by a warranty backed by the homebuilder or a third-party.
Complete warranty care for a new home
Like with a car warranty, not all new home warranties are created equal. Some cover the structure but not other important elements of the build. The homeowners may live in their home with the understanding that they are completely covered while many things in the home are not.
- A complete warranty will cover not only structural elements, like the foundation and framing but also the work that the tradesmen do to finish the house. These include things like:
- HVAC (heating, venting and air conditioning)
- Plumbing (pipes, toilets, faucets, sinks, showers)
- Finish carpentry (window and door casing, baseboards, cabinetry)
- Electrical work (lighting, wiring, circuit breaker panel, ceiling fans)
- Roofing (flashing, shingles, tar paper, gutters)
What is covered and how is it replaced?
With a complete warranty, everything that is part of the structure and that was installed during the build is covered. The items will only be replaced under the terms of the agreement, however. If a tile is cracked because a heavy pot is dropped onto it, the warranty may not cover that kind of damage because the cause isn’t the builder’s workmanship.
When it has been determined that a covered item is due to be replaced, there are general terms within the warranty agreement describing the manner in which they are replaced. There will not be a more expensive item put in its place, and the contractor who does the repair work may be determined by the company guaranteeing the warranty.
